Tamko Fence Installation: The Orlando Owner’s Guide
Tamko fence installation in Orlando typically runs $3,500 to $9,000 for a standard residential yard, depending on linear footage, gate count, and whether we’re pulling old posts or starting fresh. We install Tamko vinyl and composite fence lines, and we stock the matching rails, posts, pickets, and gate hardware on our trucks so most jobs go from quote to completed fence within a week, not a month. Most Orlando homeowners call us after a storm snaps a post at ground level, a gate sags so badly it drags on the pavers, or UV exposure has made the original sections brittle enough to crack with a push of the lawn mower handle.

Here’s the thing we tell every Orlando customer before we quote a Tamko fence: the panels themselves rarely fail all at once. What fails first is almost always the post footing, the gate hinges, or the bottom rail. And in Florida, water is the common thread. Our sandy soil drains fast but stays wet against the post base during the summer rainy season, which means a post that looked fine in March can be wobbling by August.
We’re an independent contractor based in Orlando. We are not affiliated with Tamko, and we don’t pretend to be. What we do is install their product correctly, stock the parts that fail most often, and put a written price and a 365-day guarantee in front of you before we dig the first hole. Trevor Nash started Penhallow Remodeling with one rule: give you the number first, then pick up the tool. That applies to a $20 fence bracket or a $9,000 full perimeter install.
Which Tamko Models This Applies To

Tamko’s fencing line splits into two families: their vinyl privacy and semi-privacy panels, and their composite picket lines designed to ride out Florida sun without fading to chalk. Within those families, the compatibility gotcha most owners run into is post size. Tamko’s standard vinyl fence line uses a 4×4 post sleeve routed for a specific wall thickness, while their heavier composite lines step up to a 5×5 post sleeve. If you mix a panel from one family with a post from the other, the rails won’t seat and you’ll fight the gate alignment forever. We check post and rail dimensions during the estimate so the replacement parts actually fit, not just look close.
When we’re identifying what you have, we look for the stamp on the inside face of the bottom rail or the back of a post. Tamko molds a date code and the series name into most pieces made in the last ten years. No stamp? We measure wall thickness and rail-to-picket spacing. That gets us to the right replacement in about five minutes on site.
On the OEM versus aftermarket question, our position is simple. For structural pieces like posts and rails, we use Tamko’s own parts whenever we can get them, because the channel widths and locking tabs are consistent across their own line. For hardware like hinges, latches, and post caps, we’re comfortable with quality aftermarket equivalents that carry the same powder-coat finish and load rating. We’ll tell you which is which on the written quote and why it matters for your specific fence.

Signs Your Tamko Fence Installation Is Failing
- Posts leaning at the base, not the top. This is almost always a footing problem, not a post problem. In Orlando’s sandy loam, a post set in less than 24 inches of concrete will start to lean within two or three hurricane seasons. The fix is pulling the post, resetting the footing deeper, and checking the drainage path before rehanging the panel.
- Gate dragging or catching on the latch side. The hinge screws pull loose from the post over time because vinyl expands and contracts more than the screws can hold. We install threaded post inserts when we set the gate post, which spreads the load through the full post wall instead of relying on a screw biting into plastic. If your gate was hung without inserts, it will sag again even after you rehang it.
- Bottom rail cracking near the post. Florida ground moisture wicks up behind the post sleeve and accelerates cracking at the rail-to-post joint. Once the bottom rail cracks, the pickets start to rattle and the panel loses its shear strength against wind. This is a common failure on Orlando fences that sit close to sprinkler heads.
- Chalky residue that won’t wash off. Tamko’s vinyl is stabilized against UV, but after eight to ten years of Orlando sun, the surface can start to oxidize. It looks like a white film that comes off on your hand. At that stage, the material still holds structurally, but it’s a sign the panel has moved into the back half of its useful life.
- Pickets popping out of the bottom rail. The locking tab inside the rail is the first thing to fatigue from repeated heat cycling. When two or three pickets have popped in the same section, the rail’s retention channel is done, and patching one picket at a time becomes a losing game.

AfterReplacement Cost & What’s Included

For a standard Orlando single-family yard, a full Tamko fence install lands between $3,500 and $9,000. The lower end covers roughly 100 to 150 linear feet of privacy fence with one walk gate on flat, accessible ground. The upper end covers 250 to 300 linear feet, multiple gates, or sections where we need to remove a chain-link or wooden fence first and haul it away. We price by the linear foot and itemize the gates separately, so you see exactly where the money goes.
What pushes the number up in Orlando specifically: fences on sloped lots that need stepped panels, yards with tree roots running through the post line, and any section that butts against a lakefront or canal where the county requires deeper footings or a survey mark before we dig. The parts and labor are quoted separately on every estimate. Our labor number includes concrete, hardware, post cleaning, and haul-away. No change orders, no surprise line items when the crew shows up.
Every Tamko fence we install falls under the 365-Day Done Right Promise. If a post shifts, a gate sags, or a panel cracks because we installed it wrong, we come back and fix it at no charge for a full year. That’s in writing, and it’s part of the Kingswell standard that’s governed our work since 2004. If a repair we make fails inside the guarantee period, the return visit is free too.
DIY or Call Us?
You can check a few things yourself before you call us. A level against the posts will tell you which direction they’re moving. A tape measure on the gate frame tells you whether the frame itself is racking or just the hinges have slipped. If a post feels spongy at the soil line, wiggle it gently and listen for a crunch. That crunch is the concrete collar failing, not the post, and it means the fix involves digging, mixing, and resetting. That’s where DIY goes sideways for most Orlando homeowners, because a post set too shallow or plumbed by eye will lean again inside a year, and you’ll have paid for the concrete and the Saturday twice.
For anything involving a post footing, gate removal, or a full panel replacement, call us. We’ll give you a written number before we pick up a shovel. Reach us at (850) 427-6454 and we’ll schedule a time to measure, mark the line, and hand you a quote you can hold us to.
FAQs

A properly installed Tamko vinyl fence lasts 15 to 25 years in Orlando’s climate, with the gate hardware needing replacement every 5 to 8 years. UV exposure and ground moisture take the biggest toll, and the difference between 15 years and 25 years is almost always the quality of the post footings at installation.
Yes, in most cases we can replace individual panels, posts, or rails without touching the rest of the fence. The exception is when the footer has failed on multiple posts in a row, at which point the section is moving as one unit and partial repair would just shift the problem down the line. Call (850) 427-6454 and we’ll assess what’s patchable before we quote anything.
Most Tamko fence installations in Orlando take two to four working days from the first post hole to the final gate adjustment. If we’re pulling an old fence and resetting the line, add a day for demolition and footing removal.
We stock the common failure parts on our trucks: rails, post sleeves, picket locking tabs, gate hinges, and post caps for Tamko’s main vinyl and composite lines. The less common series-specific pieces we order as needed, which usually adds two to three days to the timeline.
If your Tamko fence is wobbling, sagging, or cracking, call us at (850) 427-6454 for a free estimate. We’ll measure the line, identify the parts you have, and hand you a written price before any work starts. No surprises, no games. That’s how we do fence installation in Orlando.
