IKO Home Additions & ADU: The Orlando Owner’s Guide

IKO home additions and ADUs in Orlando typically run $45,000 – $130,000 installed, depending on square footage, foundation type, and whether you’re building up or out. We price the full scope in writing before anyone picks up a tool, so that number is what you pay, period. Most homeowners call us after a previous contractor’s addition shows framing rot at the tie-in point, a sagging roofline where the old roof meets the new, or a Florida sun-baked wall that never got proper moisture barrier behind the siding. If you already have an IKO product, whether it’s the architectural shingles on a bump-out or an aging addition that’s failed at the seams, this page tells you exactly what’s wrong, what it costs, and how we fix it.

Which IKO Models This Applies To

A single-story rear room addition with tall windows and a new patio

When we talk about IKO in the context of home additions and ADUs, we’re almost always talking about one of two things: IKO roofing material on the addition itself, or an existing addition where IKO underlayment or sheathing was used during the original build. IKO Cambridge architectural shingles are the most common product we see on Orlando additions built between roughly 2005 and 2020. They’re a solid mid-range shingle, but the Florida climate submits them to heat and UV that northern roofs never see, and we regularly find granule loss at year 12 or 13 that a homeowner in Ohio wouldn’t hit until year 18.

Here’s the compatibility gotcha most people miss: IKO Cambridge shingles are fine on a 4/12 pitch or steeper, but on a low-slope Orlando addition, say a 2/12 or 3/12 porch roof or lanai tie-in, they fail early because water doesn’t shed fast enough. If your addition has that shallow pitch, you need a rolled or membrane product, not standard shingles, and we’ll flag that the moment we look at the existing roof line. For OEM versus aftermarket, IKO’s own underlayment is fine, but we often upgrade to a synthetic like CertainTeed DiamondDeck because Orlando’s afternoon thunderstorms will test any underlayment harder than a blizzard ever could. If your addition has original IKO felt underlayment, it’s likely saturated and failing at the nail line, and no shingle, OEM or otherwise, will fix that.

Signs Your IKO Home Additions & ADU Is Failing

  • Water staining where the addition wall meets the main house. This is the classic failed tie-in. The original flashing was either never stepped properly or has separated after years of Orlando heat expanding and contracting two different wall planes. Water follows the seam and shows up as a soft, discolored patch on the interior drywall.
  • Granules in the gutter after a rain. IKO Cambridge shingles shed granules as the asphalt binder oxidizes. Some granule loss is normal. A thick layer in the gutter after every storm, paired with visible bald patches on the shingles, means the shingle surface has lost its UV protection and will start cracking next.
  • A visible dip between the old roof and the new roof. When an addition is framed, the new rafters should plane perfectly with the existing roof. If the original contractor shimmed the difference with shingles or underlayment instead of correcting the framing, you’ll see a shadow line or a slight wave. That low spot ponds water, and in Orlando’s rainy season, ponding is the fastest route to a leak.
  • Soft spots on the floor of the addition around the perimeter. Orlando sits on sandy, shifting soil. If the addition’s foundation wasn’t compacted and reinforced for that soil type, perimeter settling causes the subfloor to drop away from the wall plates. You’ll feel a spongy give when you walk near the walls, especially after heavy rain.
  • Doors and windows inside the addition sticking or not latching. Settling and heat-related framing movement happen in every Orlando addition. But if the stickiness is concentrated on one wall and gets worse seasonally, it usually means that wall is moving independently of the rest of the structure, which points back to framing or foundation problems at the tie-in.

Replacement Cost & What’s Included

A second-story addition that matches the existing roofline

A full IKO home addition or ADU build in Orlando runs $45,000 – $130,000. On the lower end, you’re looking at a single-room bump-out with a matching IKO Cambridge roof and basic finishes. On the higher end, a full ADU with a kitchenette, bathroom, separate electrical panel, and Hardie siding lands in that $110,000 – $130,000 range, and sometimes higher if site prep requires major grading or tree removal. A garage conversion with IKO roofing runs $30,000 – $80,000 depending on whether you’re adding plumbing for a bath or just finishing out living space.

Every quote we write includes the parts, the labor, the permit fees, and the dumpster. When Trevor Nash walks your project, he gives you the number first, then picks up the tool. The line items are real, not a guess. And our 365-Day Done Right Promise backs the whole thing in writing: if something fails inside a year because our work or our materials didn’t hold up, we come back and fix it at no charge. No service call, no re-inspection fee, just a repair.

DIY or Call Us?

You can safely check your gutters for granule buildup, look for water staining on interior ceilings after a storm, and walk the perimeter feeling for soft spots. Those observations help you describe the problem when you call. What you shouldn’t do is climb onto an Orlando roof in July, pull shingles, or try to re-flash a tie-in yourself. Roof pitch plus Florida heat plus an unsecured ladder is how homeowners end up in the ER. And any attempt to reset a foundation edge or reframe a settling wall is a structural job, not a weekend project. If you’re seeing water where the addition meets the house, call us at (850) 427-6454, describe what you’re seeing, and we’ll come out and give you a written diagnosis and a written price before any work happens.
