ES Windows Roofing: The Orlando Owner’s Guide
If you have an ES Windows product with failing roofing components on your Orlando home, here’s the straight answer: we stock ES Windows-compatible roofing parts locally, and replacement typically runs $400 – $1,800 installed depending on the specific component, roof access, and whether the surrounding framing needs attention. Most Orlando homeowners discover the failure the same way: a slow drip near a window in a heavy afternoon thunderstorm, or a visible gap where the flashing has pulled away from the window line. It’s rarely dramatic on day one, but in Orlando’s weather, it doesn’t need to be to do real damage.

ES Windows builds their skylights and window assemblies with integrated roofing components designed to shed water quickly, but Florida’s rain loads and UV exposure test every seal and gasket harder than most climates ever will. What starts as a hairline gap at the flashing can become a stain on the drywall in three or four storms. Trevor Nash has seen enough of these on College Park bungalows to know the pattern: the part looks fine from the ground, and then it isn’t.
Which ES Windows Models This Applies To

ES Windows roofing components appear across their residential skylight and roof window lines, most commonly the fixed and vented units installed in Orlando homes built between 1995 and 2015. The compatibility point that trips up most owners: ES Windows changed the flashing profile on their curb-mounted units around 2012, so a gasket or flashing kit from a newer unit will not seat properly on the older curb. If you can get to the window, look for a serial label on the interior frame edge – the first letter before the dash identifies the series, and that’s the detail we need to match the right part the first time.
On the OEM-versus-aftermarket decision: ES Windows OEM components are well-built but can have a three to five week lead time from the distributor on the East Coast. In many cases, a quality aftermarket flashing or gasket kit from a supplier we trust does the job as well and gets the repair done in a week instead of a month. We’ll tell you plainly which we’d use on our own house. And to be clear: Penhallow Remodeling Orlando is an independent general contractor, not an ES Windows dealer or authorized service center. That means we’re not tied to their parts pricing or their schedule.

Signs Your ES Windows Roofing Is Failing
- Water staining at the interior window corner. This is the one we hear about most in Orlando. What it almost always means: the flashing has lifted or cracked and the water is riding under it, not over it. The drywall doesn’t lie, even when the roof looks fine.
- Visible daylight or a gap at the flashing-to-shingle line. ES Windows flashings are designed to interleave with the shingles; when the butyl seal dries out in Florida heat, the metal edge curls and you can see the gap from the roof side.
- Condensation or fogging between the glazing panes. The outer seal on the glazing unit has failed and humid air has found its way in. It’s not a roofing part exactly, but it often shows up around the same time and points back to inadequate drainage at the window.
- Soft spots or sagging in the drywall directly below the window. That means water has been getting through for longer than you’d hope and the substrate (the material under the finish surface) is breaking down. We’d rather catch it before it reaches this point.
- Granules from the shingles collecting in the gutter near the window. Not the window itself failing, but a sign the roof system around it is wearing unevenly – and an uneven roof surface is exactly what pulls flashings loose.

AfterReplacement Cost & What’s Included

For Orlando homes, most ES Windows roofing component replacements land between $400 and $1,800 installed. Smaller jobs – a single flashing kit with new sealant – sit near the bottom. The bigger number covers full flashing replacement on a curb-mounted unit with new underlayment, possible decking repair below, and re-shingling around the window to tie it all back together. It’s parts plus labor with no mystery line items: the roofing component, the sealants, the shingles we disturb, and our time. Everything written down before we touch the roof.
What drives the range up or down: whether the window is curb-mounted or deck-mounted, how much of the surrounding shingle field has to come up, how old the roof is where the window meets it, and whether the decking below has damage. Every ES Windows roofing repair gets our written 365-Day Done Right Promise: if it leaks again inside the guarantee year, we come back and fix it at no charge. Not a pro-rated promise. A written one.
DIY or Call Us?
Here’s the honest split. If the unit is on a first-floor roof or a shallow slope you can walk safely, checking the flashing with your eyes from inside and out is reasonable, and taking photos helps us give you a better sense of what you’re dealing with before we come out. But actually replacing an ES Windows flashing is not a weekend ladder job. It means working at height, lifting shingles around a roof penetration, and resealing the waterproofing so it survives a Florida downpour at 2 a.m. in July. Getting it wrong means water doesn’t show up where you’d notice it until the decking is already rotting.
If the window is on a steep roof, or second story, or you just don’t want to be on a roof in Orlando in June, call us. That’s what we’re here for. Give you the number first, then pick up the tool.
FAQs

In Orlando’s climate, we see the original flashing and seals on ES Windows units start to fail between 8 and 12 years, with the butyl seals often showing cracks by year 10. The glass itself will go much longer; it’s the components that keep water out that age first in Florida UV and humidity.
Sometimes, if the flashing is metal and the failure is a seal gap, a proper re-seal with the right urethane can buy you two to three years. But if the flashing is corroded, bent, or was installed wrong in the first place, repairing it is false economy. We’ll tell you which one you’re looking at, and how much each costs. Call (850) 427-6454 for an exact quote.
Most ES Windows roofing replacements get done in one day, start to finish: remove the old flashing, check the decking below, install the new components, and re-shingle. If the decking needs replacing, it might stretch to two days. We’ll tell you before we start.
We keep the common flashing sizes and seal systems in stock for the ES Windows series lines we see most in Orlando, and we can source the rest within about a week. If we have to order, we’ll tell you the day we’ll be back to finish, in writing, before we leave the first time.
If you’ve got a leaking ES Windows unit on your Orlando roof, don’t wait for the next afternoon storm to do more damage. Call (850) 427-6454 and we’ll schedule a time to come look – the estimate is free, the price is in writing before any work starts, and the fix is covered in writing after we’re done.
