Delta Home Additions & ADU: The Orlando Owner’s Guide

Delta is a name most Orlando homeowners associate with faucets, but when you’re planning a home addition or ADU, Delta fixtures and plumbing rough-ins become part of the conversation because they’re specified in so many new builds and remodels here. We install and service Delta plumbing components inside home additions and ADUs across Orlando every week, and a typical Delta-equipped addition runs $45,000 – $130,000 depending on square footage, foundation work, and finish level. If you’re reading this because a Delta part failed inside an addition or ADU, the usual discovery is a slow drip at the valve, low water pressure at the new fixture, or a rough-in that’s not holding pressure before drywall goes up. We’ll match the part, price it in writing, and get it handled without turning your project into a saga.

Which Delta Models This Applies To

Delta’s residential line splits into a few series families, and the part you need depends on which one was installed. The Foundations series is the value line used heavily in rental ADUs and accessory units; the Trinsic, Cassidy, and Essa series are mid-range and show up in primary additions; and the Vero and Zura series land on higher-end Orlando projects where owners want a more finished look. The compatibility gotcha with Delta is that trim kits don’t cross series lines, even when the rough-in valve behind the wall is identical. A Trinsic trim won’t mount on a Foundations rough-in, and we’ve seen that exact mismatch delay an Orlando ADU final inspection because the owner bought the wrong trim online. To identify your part, pop off the trim plate and look for the stamped model number on the rough-in body itself, not the handle. Delta stamps the brass; the handle is decorative. On the OEM-versus-aftermarket question, we default to OEM Delta cartridges and pressure-balance assemblies because Delta’s ceramic disc cartridges carry a lifetime warranty through Delta when installed correctly, and the aftermarket knockoffs we’ve pulled out of Orlando homes have too much handle slop and a habit of failing inside the first Central Florida summer.

Signs Your Delta Home Additions & ADU Is Failing

  • Water pressure drops at one fixture but not others. This almost always points to a Delta pressure-balance cartridge that’s loaded with sediment or mineral scale. Orlando’s water is moderately hard, and the tiny ports inside the cartridge clog before the aerator does.
  • You hear water running behind a finished wall. That’s a rough-in connection or a sweat fitting inside the addition that’s developed a pinhole or a slow weep. Left alone in Florida’s humidity, it creates the kind of moisture condition that feeds mold inside the wall cavity within 60 days.
  • The handle temperature won’t stay put. If the shower in your ADU swings from hot to cold on its own, the pressure-balancing spool inside the cartridge has failed. Delta designs this as a wear item, so it’s expected to fail eventually, but it should last years, not months.
  • Green crust or white buildup at a valve or supply stop. That’s slow corrosion at a threaded joint. It’s common in Orlando additions built before 2015, when some installers used thread tape short-cuts on brass connections rather than proper thread sealant.
  • Water hammer that only started after a fixture swap. A new Delta valve installed without water hammer arrestors can produce a bang in the wall every time a washing machine or dishwasher shuts off. It’s a quick fix, but it’s also a sign the rough-in wasn’t done to Delta’s installation spec.

Replacement Cost & What’s Included

Delta component replacement inside an Orlando addition or ADU is different from a whole-home remodel, and the pricing reflects that. A cartridge swap, which is the most common Delta repair, runs $125 – $350 installed including the OEM part and the service call. A full rough-in valve replacement, which means opening the wall, sweating in new connections, and re-sealing with waterproof membrane, runs $600 – $1,600 depending on whether it’s a single valve behind a shower wall or a multi-valve manifold feeding a bathroom group. If you’re pricing a full Delta-equipped bathroom inside a new addition, that portion of the project typically falls between $9,000 and $28,000 as part of the broader home addition scope. Every Delta part we install comes with a written price before we open the wall, and our 365-Day Done Right Promise covers the labor and the part. If that cartridge fails inside a year, you call us, we come back, and there’s no second invoice.

DIY or Call Us?

The honest split is simple. You can safely check the aerator, confirm which series trim you have, and note the model number on the rough-in body before you call us. But pulling a Delta pressure-balance cartridge, opening a finished wall to reach a rough-in, or re-sweating a leaking joint are not YouTube projects. Get a cartridge pull wrong and you can strip the retention nut, break the plastic bonnet inside the valve body, and turn a $150 repair into a $700 valve replacement. Delta’s own warranty is also void if the cartridge is damaged during installation. Trevor Nash has seen enough Orlando additions with cracked rough-ins from an over-tightened channel lock to say this plainly: if water is involved and the wall is involved, call us at (850) 427-6454. We’ll give you the number first, then pick up the tool.
