Belgard Home Additions & ADU: The Orlando Owner’s Guide

If your Belgard paver patio, walkway, or retaining wall is part of a larger home addition or ADU project in Orlando, we can match, source, and install the Belgard products your build calls for. Typical installed pricing for a Belgard-integrated home addition in Orlando runs $45,000 – $130,000, with the Belgard hardscape portion usually accounting for $3,500 – $18,000 of that depending on square footage and product line. Most homeowners discover a problem not because the Belgard paver itself failed, but because the base underneath it was never built for Florida’s sandy soil and afternoon downpours.

What you’ll hear about instead: a corner of the patio has settled two inches, water pools against the new ADU’s foundation, or the edge restraints let go and pavers are migrating into the grass. The paver on top is fine. The system under it was wrong. That’s the distinction we make on every Orlando jobsite, because fixing the wrong layer is how you get to pay twice.

Which Belgard Models This Applies To

A second-story addition that matches the existing roofline

We work with Belgard’s full residential hardscape range: Holland Stone, Dublin Cobble, Catalina, Mega-Arbel, Urbana, and the modular retaining wall lines (Diamond, Mesa, BelAir). Each series has a different depth spec, and that spec matters more in a home addition or ADU context than it does in a standalone patio. A Holland Stone paver is 60mm thick and fine for foot traffic. A paver needing to support an ADU’s cantilevered deck or a sunroom’s knee wall may need the 80mm commercial option, and sometimes the plan calls for a poured concrete footing with a Belgard veneer instead.

How you identify the right product: flip a loose paver. The mold pattern and series name are cast into the bottom, and for blocks manufactured after 2018 there’s a date code. Take a photo of that underside before you call any contractor. It tells us the series and the production run, and it prevents the very common Orlando error of ordering Catalina when the existing layout is Dublin Cobble and then wondering why nothing locks together. We can also source matching colors from Belgard’s current pigment charts, though we’ll be straight with you: pavers that have weathered for five years in Florida sun won’t match a fresh pallet exactly, even in the same color code. For additions where seamless matching actually matters, sometimes the right call is a border course in a contrasting color, which reads as intentional instead of almost-right.

Penhallow Remodeling Orlando is an independent contractor; we’re not a Belgard distributor or corporate affiliate. We specify Belgard because the product line carries consistent dimensional tolerances and because the company stands behind its transferable paver warranty, which layers usefully on top of our own written workmanship guarantee.

Signs Your Belgard Home Additions & ADU Is Failing

  • Settling at the foundation line. Your ADU’s foundation is poured on undisturbed or compacted soil, but any raised paver area uses a sand-and-gravel base. If that base was never mechanically compacted in lifts (6-inch layers at a time, machine-tamped), it stores water and collapses slowly after two or three Orlando rainy seasons. You’ll see a gap where the paver deck meets the structure.
  • Water pooling against the addition’s sill plate. This is the one that costs real money: a paver deck graded toward the building instead of away from it sends stormwater under the door threshold and into the framing. In College Park bungalows with 1950s-era floor systems, that water wicks up and rots the rim joist before anyone sees a stain on the inside.
  • Sand washing out between joints. Orlando’s downpours test every joint. If the polymeric sand is disappearing, somebody either used regular play sand or never let the polymeric product cure before the first rain hit it. Either way, weeds are next, then rotation.
  • Edge restraint failure. The plastic or aluminum edge is the only thing keeping the outer rows of pavers from spreading like a dropped deck of cards. When it lets go, you’ll see a scalloped border that grows wider every few weeks, and eventually an inch-wide crack opens between the field and the border.
  • Efflorescence that won’t stop returning. A white, chalky haze that comes back after every cleaning points to trapped moisture under the pavers. It’s not cosmetic if it’s recurring. It’s proof that water isn’t draining, and in a home addition context that water has nowhere to go except somewhere you don’t want it.

Replacement Cost & What’s Included

For Belgard work attached to a home addition or ADU in Orlando, here’s what we quote most often:

  • Paver patio or walkway (new build, 200 – 500 sq ft): $3,500 – $11,000 installed
  • Base repair and paver reset (existing area): $1,500 – $5,500 depending on excavation depth and disposal of failed base material
  • Retaining wall restructuring for an ADU build site: $4,000 – $15,000 engineered and installed
  • Belgard hardscape tied into the larger addition scope: typically 8 – 14% of the total $45,000 – $130,000 project

What moves the number: how deep we have to dig to hit undisturbed soil (Orlando lots vary wildly; some are clean fill, some are buried construction debris), whether the area carries any structural load, and whether your existing pavers can be cleaned and reused or need replacement. Every Penhallow quote is a written number, not a range. If we find something unexpected under the surface during the work, you hear about it before it becomes a change order, and the number doesn’t move unless you approve the line item in writing.

We also carry matching Belgard-compatible joint sand, sealers, and edge restraint on our trucks, alongside provisions for the other brands we commonly service on remodels and additions: KraftMaid, Cambria, and Silestone. That stock on hand is what lets us quote firm numbers without padding for unknown pickup runs.

DIY or Call Us?

You can safely check two things without touching a tool: where the water goes when it rains, and whether your edges are still locked under the restraint strip. A garden hose test during a dry week tells you the slope in ten minutes. If water sheets toward the house, that’s a grading failure, not a paver failure.

What you shouldn’t do yourself is lift and reset a large paver area, and here’s the honest reason: the hard part isn’t the pavers. It’s the base prep. Without a plate compactor, clean angular gravel, and a genuine understanding of Florida’s sandy soil behavior, a reset patio will settle again within eighteen months. We’ve torn out too many weekend warrior “fixes” that were just new sand over the same failed base. The one time you’re sure it’ll hold is when the base is rebuilt from the bottom, and that’s the only way we do it.

Call us at (850) 427-6454 and we’ll come look at the grade, the base, and the edge before we talk price. Give you the number first, then pick up the tool.
