Boxabl Roofing: The Orlando Owner’s Guide

We stock and install Boxabl-compatible roofing panels and flashing in Orlando, with typical installed replacement costs running $400 – $2,500 depending on how many panels are involved and whether the underlying weather barrier needs work. Most Orlando Boxabl owners discover a roofing failure the same way: a water stain on the ceiling after a solid afternoon thunderstorm, or a visible seam separation where two panels meet. We can usually get a technician out within a day or two to assess what’s failed, and we carry common Boxabl roof panel profiles on the truck.

Boxabl uses a steel-framed structural panel roof system, which is different from the shingle-and-plywood roof on a stick-built home. The panels interlock along seams, and in Florida those seams take real punishment: UV exposure, thermal expansion and contraction between our cooler nights and 90-degree days, and wind-driven rain from summer storms. When a Boxabl roof fails in Orlando, it’s almost never the steel panel itself. It’s the seam sealant, the flashing at a roof penetration, or the gasket under a fastener that finally gives out.

One note up front: Penhallow Remodeling Orlando is an independent service provider. We are not affiliated with Boxabl, and we don’t claim to be an authorized Boxabl service center. What we are is a crew that has worked on Boxabl roof systems in the Orlando market, knows their panel dimensions and seam geometry, and carries the sealants and flashing materials that match the factory specifications.

Which Boxabl Models This Applies To

A wide opening with a new beam where the kitchen wall was removed

Boxabl has produced a few variations of their foldable home since the original Casita launched, but the roof panel system across the current residential models shares the same basic construction: a galvanized steel perimeter frame, a rigid insulated core, and a steel skin on top. The panel width and seam spacing are consistent enough that we can match replacement flashing and sealant without needing to special-order from Nevada.

Here’s what you need to check before calling us, so we show up with the right materials on the first trip. Look for the Boxabl serial plate, usually mounted near the main electrical panel or on the interior side of the front wall frame. It’ll have a model designation and manufacturer date. If you can’t find the plate, grab a tape measure and measure the width between two visible roof panel seams from the exterior. Boxabl roof panels are wider than the panels on a site-built metal roof, and matching that width tells us exactly which flashing profile to pull from the truck.

On the OEM versus aftermarket question: Boxabl’s factory roof sealant is a commercial-grade polyurethane sealant, and the flashing is a standard galvanized gauge. You do not need factory-branded sealant to get a proper repair. We use a polyurethane sealant that matches or exceeds the factory spec, plus stainless fasteners for any reattachment work. The substrate matters more than the brand name, particularly in Orlando’s humidity.

We also stock parts for KraftMaid, Cambria, and Silestone products, which matters because some Boxabl owners spec those brands for interior finish work. If your roofing repair touches a ceiling cabinet or a countertop edge, we already know the product.

Signs Your Boxabl Roofing Is Failing

  • Water staining or bubbling on the interior ceiling surface. This is the most common first sign. The ceiling panel inside a Boxabl is finished, so water gets trapped between the interior finish and the roof panel before it ever drips. By the time you see a stain, the seam sealant above it has already failed.
  • Visible cracking or pulling away of sealant along roof panel seams. Get a ladder and look at the roof edge from the outside. Polyurethane sealant in Florida sun typically lasts 8 – 12 years before it starts to chalk and crack. If the bead looks brittle or you can slide a fingernail under it, water is already working its way in.
  • Daylight visible through a roof penetration, like around the plumbing vent or the HVAC exhaust. Boxabl uses rubber boot flashing at these penetrations, same as a standard roof. The Orlando problem is heat: the rubber degrades faster here than in most climates, and a split boot lets rain run straight down the pipe chase.
  • Fastener heads showing rust streaks on the exposed roof surface. If a fastener is rusting, the gasket underneath it has dried out. The fix is a fastener replacement with a new gasket and fresh sealant. Left alone, the rust streak turns into a pinhole, and a pinhole in Orlando becomes a drip in under a year.
  • A soft spot underfoot when walking the roof, or a visible dip between panel frames. The insulated core inside a Boxabl roof panel will absorb water if the steel skin above it leaks long enough. Once the core is waterlogged, the panel loses rigidity. That panel cannot be dried out. It gets replaced.

Replacement Cost & What’s Included

Boxabl roof repair in Orlando runs $400 – $1,800 for the typical seam reseal, flashing replacement, or fastener-and-gasket work. A full panel replacement, where the insulated core has absorbed water or the steel frame shows corrosion, pushes into the $1,500 – $2,500 range depending on panel size and whether we need a lift to set it. These numbers track with our standard roof repair pricing across Orlando, and we’ll confirm the exact scope in writing before any work starts.

Here’s what drives the price up or down:

  • Number of seams requiring reseal. A single failed seam is a smaller job than every seam on the roof.
  • Access. If your Boxabl sits low and we can work from ladders, the job is faster. If we need scaffolding or a lift, labor time increases.
  • Hidden damage. Water travels. A leak near the door may have entered at a penetration across the roof. We trace it fully before quoting.
  • Panel replacement versus repair. A waterlogged core cannot be saved. We’ll tell you if we’re at that point.

Every repair includes the parts, the sealant, the labor, and our written 365-Day Done Right Promise: if the repair fails within the warranty period, we come back and fix it at no charge. That’s in writing on every job. There is no re-inspection fee, no service call fee on the return trip. We give you the number first, and the number on the written quote is the number on the invoice.

DIY or Call Us?

What you can safely do is look. Walk around the outside, check the seam beads, inspect the roof penetrations, and photograph anything that looks cracked, chalky, or rust-stained. Those photos help us understand the scope before we arrive, and they give you a record of what the roof looked like when you first noticed it. What you should not do is get up on the roof and start pulling old sealant or driving new screws. A Boxabl roof panel is not a place to learn caulking technique. Get the sealant wrong – wrong product, wrong bead depth, wrong surface prep – and you’ll have a leak that looks fixed for a season and then fails the first time a proper Orlando storm rolls through.

There’s also the ladder itself. Most Boxabl roof work in Orlando means working from heights, on a steel panel that gets slick the moment any moisture is present. Our technicians are background-checked and uniformed, and they do this kind of work weekly. It’s not the place to save a few hundred dollars.

If you suspect a Boxabl roof problem, call (850) 427-6454 and we’ll schedule a proper assessment. The estimate is free.
