PGT Roofing: The Orlando Owner’s Guide
If you need a PGT roof part matched, priced, and installed, here’s the short version: we stock common PGT flashing, sealant, fastener, and trim components on our trucks, and most roof repairs in Orlando run $400 – $1,800 installed depending on what failed and how much tear-off is involved. You’ll usually notice the problem the same way: a water stain on the ceiling after a Florida downpour, a lifted edge flashing catching morning light, or granules collecting in the gutter after a windstorm. PGT roofing systems are built for hurricane country, but Orlando’s wet summers and UV load still take their toll on the connective parts long before the panels themselves give out. We’re an independent service provider, not affiliated with PGT, which means we can source both OEM and quality aftermarket parts without being tied to a single distribution channel.

Give you the number first, then pick up the tool. That’s how we’ve always worked in Orlando, and it applies to a $40 flashing replacement the same as a full re-roof.
Which PGT Models This Applies To

PGT’s roofing line spans several series, and the part you need depends on which one is on your house. The compatibility question trips up a lot of Orlando homeowners, so let’s be specific. PGT’s metal roof profiles include standing seam panels (typically 16″ or 18″ widths with 1.5″ to 2″ seam heights), exposed fastener panels, and their stone-coated steel tile profiles. Each uses different closure strips, z-flashing, and ridge caps, and a standing seam clip is not interchangeable with an exposed fastener grommet screw, no matter what a generic parts site tells you.
Here’s the gotcha we see regularly in Orlando: PGT changed their panel rib geometry on certain residential lines around 2018. If your roof was installed before that, an older profile’s closure foam may not seat correctly in a newer panel, and vice versa. We always match the part to the panel profile, not just to “PGT.” The fastest way to identify what you need is to look for the stamped manufacturer code on the underside of an exposed eave panel, or check the original permit paperwork, which Orlando requires for roof work and typically lists the product line and sometimes the color code. Once we have that, the OEM-versus-aftermarket decision is straightforward: for structural connectors and clips, we recommend OEM or a verified equivalent; for foam closures, neoprene washers, and butyl tape, a quality aftermarket product does the job every time.

Signs Your PGT Roofing Is Failing
- Water stains on ceilings or walls after rain. This is almost never a failed panel. In our Orlando service calls, the culprit is usually a dried-out neoprene washer on a fastener, a failed pipe boot, or a lifted transition flashing where a wall meets the roof. The panels themselves are still doing their job; the seal points aren’t.
- Lifted or rattling ridge cap during wind. Ridge caps on PGT metal roofs use closure strips and sealant that degrade under UV. When the sealant loses its bond, wind gets under the cap and works it loose. Left alone, this turns into a water entry point within one storm season.
- Granules from stone-coated steel piling in the gutter. Some granule loss is normal in the first year. If you’re seeing it heavily after year five in Orlando’s heat, the UV topcoat is likely breaking down. This doesn’t mean the roof is dead, but exposed steel needs resealing or coating before corrosion starts.
- Rust bleed or staining at panel overlaps. Orlando’s summer humidity plus salt air from coastal storms creates conditions for galvanic corrosion at panel seams, especially if the original installer used the wrong fastener. Once you see rust streaks, the underlayment at that seam is being compromised.
- Fasteners backing out. On exposed fastener systems, thermal expansion and contraction from Orlando’s temperature swings slowly back screws out over years. If you can see screw heads sitting proud of the panel or tilt-up washers, those seal points have failed even if no water has appeared inside yet.

AfterReplacement Cost & What’s Included

In Orlando, roof repair work runs $400 – $1,800 depending on what failed and how much access work is involved. A single pipe boot replacement with new flashing typically lands around $400 – $550. Replacing ridge cap closures and resealing a cap run runs $600 – $1,200 depending on roof length. A full fastener reseal on a residential exposed fastener roof runs $1,200 – $1,800. Larger failures, like a full panel section replacement after a branch impact, push toward the top of that range, and if we’re pulling damaged panels, we’ll quote the panel, underlayment repair, and fastener set as separate line items so you see exactly where the money goes.
Every repair is quoted as a written number before we start. You’ll see the parts line, the labor line, and the total. The number on the estimate is the number on the invoice. And because we stand behind the work with our 365-Day Done Right Promise, if our repair fails inside the guarantee period, we come back and fix it at no charge. That’s in writing on every job.
Cost drivers to know: roof pitch and height affect labor, not because we charge more for being on a steep roof, but because safety equipment and access setup take real time. Single-story access costs less than two-story. If your roof has a high pitch or is over 20 feet at the eave, expect the quote to reflect the setup. We’ll tell you up front.
DIY or Call Us?
There are things an Orlando homeowner can safely check. Walk the perimeter with binoculars and look for screws that are visibly backed out, missing closures at the ridge, or sealant that’s cracked and peeling. Check your gutters for unusual granite or metal debris. Mark any spots you see and keep an eye on them. What we don’t recommend is putting a ladder against a two-story eave, walking a wet metal roof, or attempting your own flashing reseal at height. Metal roofing is deceptively slick after morning dew, and falls from roofs put more people in Orlando emergency rooms than any other residential accident. If it requires getting on the roof, especially a second story, call a trained professional with fall protection equipment. That’s us. Call (850) 427-6454 and we’ll come take a look at the part, give you a written price, and have it fixed without you leaving the ground.
FAQs

The panels themselves typically carry a 20 – 30 year finish warranty, but the sealing components – neoprene washers, butyl tape, pipe boots, and closure foam – generally last 8 – 15 years before Orlando’s UV and humidity cause them to fail. If your roof is eight years old or more with original seal components, it’s worth having an inspection, even if nothing is leaking yet. Call (850) 427-6454 and we’ll check it, on our schedule, at no charge for the look.
Some can. A single backed-out fastener with an intact washer gets a new screw and a touch of sealant. A cracked pipe boot gets replaced, not patched, because patching a flex point always fails within a year. The honest answer depends on what we find, and we’ll show you the part and explain the decision before we do anything. Estimates are free either way.
Most single-part roof repairs in Orlando are done in two to four hours, assuming we have the correct part and the weather cooperates. Larger reseals or panel replacements can run a full day. We’ll give you a specific arrival window and an accurate timeline before we start, and if the weather delays us, you’ll know that morning.
We stock common items – fasteners, washers, pipe boots, butyl tape, sealants, foam closures, and standard flashing profiles – on our service vehicles. Specialty items like color-matched panels or custom trim pieces are ordered per job, typically arriving within a week in Orlando. If you call before noon, we can usually confirm same-week availability for most PGT-compatible parts. We also work with material suppliers for KraftMaid, Cambria, and Silestone on interior projects, so our ordering channels are already established.
