Boral Windows & Doors: The Orlando Owner’s Guide

If you have a Boral window or door that’s failed, we can match the part, price it in writing, and install it. Typical Boral-compatible window or door part replacement in Orlando runs $180 – $650 installed depending on the component. Most Orlando homeowners discover the failure the same way: a window that suddenly won’t stay open, a door that drags against the threshold, or a sash that drops an inch when you unlock it. That’s a part failure, not a full replacement, and it’s usually fixable in one visit.

Here’s a hard-won observation from Trevor Nash: Boral products are better built than most, which means when one part fails, it’s almost always environmental. Florida humidity, salt air closer to the coast, and the daily thermal expansion cycle in Orlando’s heat are hard on seals, springs, and rollers. That’s what we diagnose first, because fixing the part without understanding the failure just means you’ll call us again in eight months. We’d rather fix it once.

Which Boral Models This Applies To

Boral’s line splits into three buckets: builder-grade aluminum windows and doors, the mid-range uPVC and composite series, and their higher-end thermally broken aluminum. The part you need depends on which line you have, and the biggest compatibility gotcha is this: Boral changed hardware suppliers twice between 2012 and 2020, so a lock, roller, or hinge from a 2015 unit often won’t fit a 2021 unit even when both are the same nominal size. We check for the date code stamped on the inside edge of the sash or door panel before we order anything. That takes two minutes and eliminates the single most common cause of wrong parts.

Identifying your model: open the door or window and look for a small sticker or etched code on the inside track or bottom rail. It will list the series, the glass thickness, and a manufacture date. If the sticker is gone (Orlando heat peels it off in four or five years), we go by profile shape and hardware brand. The good news: we carry the most common Boral rollers, hinges, locks, and weatherstripping on the truck, plus we have a local supplier in Orlando for next-day and two-day OEM orders. OEM vs aftermarket: we default to OEM for locks, balances, and hinges where fit tolerances are tight. For weatherstripping and glazing wedges, quality aftermarket equivalents perform identically and cost 30 – 40% less. We’ll tell you which is which before we use it, not after.

Signs Your Boral Windows & Doors Is Failing

  • Window drops or slams shut when you unlock it. The spiral or block-and-tackle balance inside the frame has lost tension. Boral balances are sized for specific sash weights, so a wrong-size replacement will either not hold or make the window fight you every time you open it.
  • Door drags or scrapes at the bottom. The roller assembly is worn or the door has settled. Boral sliding door rollers are nylon-wheeled and Orlando’s fine construction dust and grit gets into the bearings, causing flat spots. You’ll feel the door catch every 8 – 10 inches as you slide it.
  • Lock lever is stiff or won’t throw fully. The multi-point lock mechanism inside a Boral French or hinged door has gone out of alignment. Forcing it usually bends the tie rods, which turns a $90 lock adjustment into a $300 mechanism replacement.
  • Condensation between the glass panes. The insulated glass unit seal has failed. In Orlando’s humidity, this looks like fog you can’t wipe off. Once the seal fails, the argon gas escapes and the window loses any real insulation value.
  • Draft or visible daylight at the corner of a closed window or door. The weatherstripping has compressed or the corner seals have shrunk. Boral corner seals dry out faster in direct western sun exposure, and homes in Windermere and Winter Garden see this a lot on west-facing walls.

Replacement Cost & What’s Included

A remodeled staircase with wood treads and a slim metal railing

Installed Boral-compatible part replacement in Orlando runs $180 – $650 for most single-component repairs. Here’s how that number breaks down: a sliding door roller assembly replacement is $180 – $320 including both rollers, a window balance is $140 – $280 per window, a multi-point lock mechanism is $250 – $450, and a full weatherstripping and seal refresh on a door runs $120 – $260. The spread depends on whether you have builder-grade aluminum or the heavier thermally broken series, and whether we need OEM or can use an equivalent.

What’s included in our price: the part, the labor, a written line-item breakdown before we start, and our 365-Day Done Right Promise in writing. If the part fails inside that year, we come back and fix it at no charge, no service call fee, no re-inspection fee. That’s the whole number. We don’t add trip charges or surprise disposal fees to a written quote, and Trevor’s standing rule is simple: give you the number first, then pick up the tool.

DIY or Call Us?

Some Boral parts are safe to inspect. You can look at weatherstripping, check for visible cracking in corner seals, and clean the tracks. But window balances are under serious spring tension, and removing a sliding door panel to access the rollers is a two-person job with a real risk of a 100-plus-pound door landing on someone. If the part involves a spring, a tensioned balance, or lifting a full door panel out of its frame, let a professional do it. One wrong move with a window balance releases stored energy that can take a finger off. We’re not trying to scare you off; we’re trying to keep you out of the ER in Orlando.

If you’d rather not touch it at all, call us at (850) 427-6454. A background-checked, uniformed technician will come out, identify the Boral part, and give you a written price before any work starts. Free estimate, no obligation, and a real person answers the phone.
