Boral Roofing: The Orlando Owner’s Guide

Boral roofing tile repair or replacement in Orlando typically runs $600 – $2,500 for a repair job and $8,000 – $20,000 for a full tile roof replacement, depending on how many tiles failed and whether the underlayment underneath is still sound. We stock common Boral-compatible tile profiles and color blends on our trucks so a single cracked tile can often be matched and swapped the same visit. Most Orlando homeowners discover a Boral failure from the inside out: a water stain on the ceiling after a summer afternoon storm, or tile pieces in the gutter after a windy stretch off the Atlantic.

We should be upfront about one thing: Penhallow Remodeling Orlando is an independent contractor, not a Boral factory dealer or affiliate. That independence matters for you because it means we give you a written price before any work starts, and we stand behind the repair with our 365-Day Done Right Promise whether the fix is one tile or a whole new roof system.

Which Boral Models This Applies To

Boral manufactures concrete and clay roof tile across a few distinct series you’ll see throughout Orlando neighborhoods: the flat-profile Boral Flat, the barrel-shaped Boral Barcelona, the mission-style Boral San Gabriel, and the low-profile Boral Saxony. The most common in Central Florida are the concrete flat and low-profile tiles, because they hold up well to wind-driven rain and cost less than clay. If you’re not sure which series you have, look at the back or underside of a loose tile for a stamped mold number. The mold number is your key to matching tile dimensions and color batch.

Here’s the gotcha that trips up a lot of Orlando homeowners: a Boral tile from 2005 and a Boral tile that looks identical from 2020 can differ in length by up to ¼ inch and in color by several shades due to factory variations and UV fading. You can’t match by eyeball. You match by mold number and, ideally, by pulling a reference tile. On the OEM-versus-aftermarket question: Boral still makes many of its profiles, but discontinued colors or series require quality aftermarket equivalents that reproduce the original mold geometry. We source both, and we’ll tell you plainly which one makes sense for your roof. For a one-off cracked tile, a same-series Boral match is almost always the right call. For a 30-year-old roof with repeated breakage, we’ll start talking about broader replacement options before you keep throwing money at tiles one at a time.

Signs Your Boral Roofing Is Failing

  • Water staining on ceilings or walls after rain. The usual cause is a cracked tile or a failed underlayment seam beneath the tile. Central Florida’s summer downpours find those gaps fast.
  • Tile fragments in your gutters or downspouts. Concrete tile doesn’t shatter on its own. Fragments mean a branch impact, foot traffic, or tile fatigue from years of thermal expansion pushing against tight fasteners.
  • Visible cracks across tile surfaces, especially near ridge lines. Ridge tiles take the most UV exposure and the most wind lift. Once the ridge cap cracks, water gets under the whole ridge system.
  • Loose tiles that shift when stepped on or tapped with a pole. A properly installed Boral tile should not move. Movement means the fastening nail or clip has corroded or pulled out, which happens faster in Florida’s humidity and salt air near the coast.
  • Granular residue in gutters that looks like sand. Concrete tiles shed a fine surface layer as they age. A little is normal; a lot means the tile face is degrading faster than it should, usually from a failed surface sealant or sprinkler water hitting the tile repeatedly.

Over in College Park and the other older Orlando neighborhoods, I see a lot of Boral roofs from the late 1990s and early 2000s reaching the end of their underlayment life even when the tiles themselves still look okay. The tile is the armor. The underlayment is the waterproof barrier, and here in Florida it degrades from heat and humidity on a clock that doesn’t care how good the tile above it looks.

Replacement Cost & What’s Included

In the Orlando market, a single Boral tile replacement runs $150 – $400, a small section repair with underlayment patch runs $600 – $2,500, and a full Boral tile roof replacement on a typical single-family home runs $8,000 – $20,000. What moves the number: how many tiles need matching, whether we’re doing a full tear-off or a recovering over existing tile, roof slope, and whether the underlayment needs partial or full replacement.

Every quote you get from us is a written line-item price before any work starts. You’ll see the tile cost, the underlayment cost, the labor, and the haul-away. The number we hand you is the number on the invoice, no change orders for ordinary surprises. And the work carries our 365-Day Done Right Promise in writing: if the repair fails inside a year, we come back and make it right at no charge.

DIY or Call Us?

There are a few things worth checking yourself from the ground: visible cracked tiles, pieces in the gutter, stains on ceilings. That’s useful information to have before you call. But walking a Boral tile roof is not a weekend project. Concrete tile carries real weight and gets slick when damp, and a wrong step cracks more tiles than you came up to fix. You also can’t safely reproduce the tile-to-deck fastening from above without the right clips, spacing, and nailing pattern. What looks like a simple swap often turns into four more cracked tiles and a water leak by Tuesday.

If you suspect a failed underlayment or you see significant tile damage, call (850) 427-6454. We’ll send a background-checked, uniformed technician to measure, match, and give you the number first. Give you the number first, then pick up the tool.
