Wellborn Windows & Doors: The Orlando Owner’s Guide
Wellborn window and door replacement in Orlando typically runs $450 to $1,900 per window or door installed, depending on whether the unit is a standard size or a custom spec from an older Wellborn series. Most Wellborn parts fail as a single component – a failed sash balance, a shot weather seal, a warped threshold or a spring cartridge – rather than the entire unit giving up at once. The symptom owners usually notice first is a window that won’t stay up, a patio door that drags or rattles, or condensation building between panes that no longer seal.

We’re an independent remodeling and repair company in Orlando. We are not affiliated with Wellborn, but we work on Wellborn windows and doors every week and keep common replacement hardware on our trucks. If you know your Wellborn model number or can read the label off the unit, we can usually match the part the first time out.
Which Wellborn Models This Applies To

Wellborn has produced window and door lines across multiple series over the past few decades, and the hardware is not always interchangeable between them. The older Wellborn aluminum frame lines from the 1980s and 1990s use a different balance system than the later vinyl and composite models, and a sash balance that fits a 1996 double-hung will generally not fit a 2015 unit even if the visible frame dimensions are the same. This is the single biggest reason a “universal” repair kit from a big-box store fails again three months later.
The label you need is usually on the inside edge of the window sash or the door panel. Look for a silver or white sticker with the Wellborn name, a series code, and a size designation like “3050” meaning 3 feet wide by 5 feet tall. If that label is gone – very common on Orlando homes where sun and humidity have done their work – we measure the balance shoe, the jamb pocket depth, and the pivot bar to identify the correct replacement. For doors, the key measurement is the lock bore-to-edge distance and the roller diameter on sliding units. Aftermarket parts can work, but we’ll tell you honestly when spending the extra $40 for a genuine Wellborn part is the smarter call. Usually it is, because Wellborn uses some non-standard roller wheel profiles and hinge offsets on certain door series.

Signs Your Wellborn Windows & Doors Are Failing
- A sash that drops when you let go or won’t stay raised. This is almost always a failed spring balance or a balance cartridge that’s lost tension. On Wellborn double-hungs, the two balances work independently, so one side wears out before the other and the window tilts as it drops.
- Condensation or fogging between the panes. The hermetic seal on the insulated glass unit has failed. In Orlando’s humidity, this is not cosmetic – once the seal is gone, the argon or krypton gas inside leaks out and the window loses most of its thermal performance. The fix is a new IGU, not a cleaning.
- A sliding door that drags, sticks, or sounds like gravel. The rollers are flat-spotted or rusted. Wellborn sliding doors on Orlando pool decks and patios fail faster than anywhere else in the house because chlorinated splash water and Florida rain sit on the track constantly.
- Drafts you can feel around the frame, even when closed. The weather stripping has compressed or the frame itself has shifted. On older Wellborn aluminum frames in Orlando’s Clay soil, the frame can actually rack out of square and the panel no longer seats flush.
- Lock or latch hardware that has to be forced. The keeper bar has drifted, the mortise lock has worn internally, or the door panel has sagged. Forcing it eventually bends the hardware past the point of repair and you’re replacing the entire lock assembly.

AfterReplacement Cost & What’s Included

In Orlando, a Wellborn sash balance replacement runs $90 to $210 per sash including the part, labor, and the service visit. A full window replacement from our team runs $450 to $1,500 per opening depending on size, frame condition, and whether you want the new unit matched to existing Wellborn styling. Sliding door roller and track work falls between $180 and $400, while a complete patio door replacement starts around $1,200 and goes up from there if we’re correcting framing from years of water ingress.
The range is driven by three things: whether the part is a standard size we stock on the truck or a discontinued Wellborn spec that has to be ordered, whether the frame is in good enough shape to accept new hardware or needs repair work, and whether this is a single window or a whole-house situation. You’ll get a written price before any work starts – the number on that sheet is the number on the invoice, period. Every repair carries our 365-Day Done Right Promise in writing: if it fails inside the guarantee window, we come back and fix it at no charge, no service call, no re-inspection fee.
DIY or Call Us?
What you can safely check yourself: confirm the model label is still legible, note whether the problem is one window or several, and test whether the issue is isolated to a single mechanism or spread across the unit. Cleaning track buildup and confirming the problem isn’t a loose handle screw are reasonable homeowner tasks.
Where DIY goes wrong: Wellborn spring balances are under tension, and taking one out without the right tool and technique can snap a finger or send the spring into the jamb. Sliding door rollers require lifting a heavy panel out of its track, and a glass door panel that drops can shatter or cause a serious cut. And on gas-filled IGU replacements, a DIY seal repair is not a real repair – you’ll have a fogged window again inside six months. If you’re reading this and the window is currently held up with a paint stirrer or a yardstick, call us at (850) 427-6454 before someone gets hurt.
FAQs

Expect 15 to 25 years from Wellborn windows and 12 to 20 years from Wellborn doors in Central Florida, with seals and balances typically needing service around the 10-year mark. Orlando’s combination of UV exposure, summer humidity, and afternoon thunderstorms shortens the life of seals and weather stripping compared to a dry climate. Call (850) 427-6454 and we’ll assess the specific unit and tell you honestly if a $180 repair will buy you another decade or if replacement makes more sense.
Yes, and we do it regularly – a failed balance, a bad roller assembly, or a blown IGU is often a component repair that leaves the existing frame in place. The frame itself fails much less often than the moving parts. Call (850) 427-6454 for an honest assessment, and the estimate visit is free.
Most single-window hardware replacements like balances, locks, or weather seals are done in one to two hours on site. A full window or door replacement is typically a same-day job per opening. We’ll give you a real arrival window before we come, not a vague “sometime between 8 and 6.”
We carry common Wellborn-compatible balances, pivot bars, weather seals, roller assemblies, and latch hardware on our service trucks, and we also stock parts for KraftMaid and cabinet-related hardware from Cambria and Silestone installs. Discontinued Wellborn parts may take 2 to 5 business days to source. Call (850) 427-6454 with your unit label handy and we’ll confirm before we come.
